These terms are an agreement between you and Land Records (“we”, “us”), which runs www.landrecords.app and landrecords.app (together, “the service”). By signing in or buying anything on the service, you agree to these terms. If you do not agree, please do not use the service.
These terms are an electronic record under the Information Technology Act, 2000 and the rules made under it, and do not need a physical or digital signature.
1. What the service does
Land Records lets you search for land in Maharashtra and buy copies of land records and maps for it:
- digitally signed 7/12, 8A and mutation (ferfar) extracts, as PDFs
- older archive copies of 7/12, 8A and mutation records, as PDFs
- plot boundaries, survey map reports, village plot maps and survey sheet maps
Digitally signed extracts are copies of official revenue records. Maps, map reports and archive copies are provided for reference only.
Land Records is a private service. It is not a government office and is not affiliated with or endorsed by the Government of Maharashtra or any of its departments.
2. Who can use it
You must be at least 18 years old and able to enter into a binding contract under Indian law. If you use the service for a business, you confirm that you are allowed to accept these terms for it.
3. Your account
- You sign in with your Google account. We do not ask for or store a separate password.
- You are responsible for what happens under your account. Keep your Google account secure and tell us at once at [email protected] if you think someone else has used it.
- We may suspend or close an account that breaks these terms, is used for fraud, or that we are required by law to close. Where we can, we will tell you why.
4. Records and their accuracy
- Records are supplied as they appear in the official revenue records at the time you buy them. We do not edit their contents.
- We are not responsible for errors, omissions or delays in the official records themselves, or for a record being out of date by the time you use it.
- We do not promise that any bank, court, office or other person will accept a particular document. Check with them before you rely on it.
- Land records name landowners and other people. Use the personal data in them only for lawful purposes, such as checking title before a transaction, and in line with the Digital Personal Data Protection Act, 2023.
5. Prices and payment
- Prices are per record and include all charges. The exact price is shown on screen before you confirm a purchase. Prices may change, but a change never affects a purchase you have already confirmed.
- You pay from a prepaid wallet. You add money to it with any UPI app and then submit the UPI transaction ID (UTR). We add the money to your wallet once we have confirmed the payment, usually within [X hours].
- When you buy a record, its price is held from your wallet. If the record cannot be fetched, you are not charged and the held amount goes back to your wallet.
- Your wallet balance can be used only on the service. It does not earn interest and cannot be transferred to another account. Withdrawal of an unused balance: [wallet withdrawal policy].
- You can download a statement of every wallet payment at any time.
Refunds and cancellations are covered by our Refunds and cancellation policy, and delivery by our Delivery policy.
6. Fair use
You agree not to:
- use the service for anything unlawful, or to harass, stalk or defraud anyone
- access the service by automated means (bots, scrapers) or try to get around its limits
- try to break, probe or overload the service, or reach data that is not yours
- pretend to be someone else, or use a payment you are not entitled to make
7. Availability
We try to keep the service available at all times, but records depend on systems outside our control. Some records may be unavailable for a time, and we may pause the service for maintenance. If a record cannot be fetched, you are not charged for it.
8. Intellectual property
The Land Records name, logo, website design and software belong to Land Records. The records you buy are for your own use and for the people you are acting for.
9. Limitation of liability
To the extent the law allows, our total liability to you for any claim about a record is limited to the amount you paid for that record. We are not liable for indirect or consequential losses, such as lost profits or a lost transaction. Nothing in these terms limits any right you have under the Consumer Protection Act, 2019 that cannot be limited by contract.
10. Complaints
If something has gone wrong, contact us first at [email protected]. How we handle complaints is set out on the Contact page. We acknowledge complaints within 48 hours and aim to resolve them within one month, as required by the Consumer Protection (E-Commerce) Rules, 2020.
11. Changes to these terms
We may update these terms. The date at the top of this page shows the latest version. If a change is significant, we will tell you in the app before it applies to you. Using the service after a change means you accept the updated terms.
12. Law and courts
These terms are governed by the laws of India. Subject to your rights as a consumer, the courts at [city] have jurisdiction over any dispute.
