Delivery policy

Land Records sells only digital products. Nothing is shipped, and there are no delivery charges.

How you receive what you buy

• After you buy a record or map, it opens in your browser straight away.
• It is also saved in My records in your account, so you can open and download it again later.
• Records are not sent by email or post.

What you receive

• 7/12, 8A and mutation extracts: digitally signed PDFs.
• Archive copies: scanned or handwritten older records, as PDFs, for reference.
• Survey map reports and survey sheet maps: PDFs, for reference.
• Plot boundaries: shown on the map in your browser, for reference.
• Village plot maps: available to view in your browser for 365 days from purchase.

Where we deliver

The service covers land in Maharashtra. You can use it from anywhere with an internet connection.

If a record can’t be delivered

If a record cannot be fetched, you are not charged and the held amount goes back to your wallet. See the Refunds and cancellation policy.
